New Fairfield Zoning Changes

One of the major changes is creating a Waterfront Residential District (WR) which would encompass all of the Knolls as well as all properties bordering the lake.

One of the major changes is the creation of a Waterfront Residential District (WR). This will include all areas that boarder bodies of water in New Fairfield.

These regulation may prohibit property owners from making any improvements to their property, now or in the future. There are two provisions in particular that will likely prove to be extremely restrictive for all residents: 'Maximum Building Area' (which is being slashed from 20% to 8%), and 'Maximum Impervious Coverage' (a new limit on the percent of impervious coverage allowed -- max of 20%, with a threshold of 12%).

Another section will affect those with waterfront property. There will be a setback of 75 feet from the 440 line that will not permit any construction.

At this time it is unknown if anything will be grandfather in. (i.e. If you tear down, do you have to rebuild under the new regulations.)

We will be working with Candlewood Isle and hopefully other communities on this issue.

Public Hearing

There will a public hearing on the new regulations on January 24th at 7:30 PM in the New Fairfield High School Cafeteria.
